Our team combines structural engineers and building designers to bring smart designs that will work as much structurally as with your lot specific zoning and bylaws regulations.
Purchase the stock plan that best suits your lifestyle. Stock plans are base drawings ready for your permit application. They include: floor layouts, framing specifications, general notes, wall assemblies, cross sections, building elevations, technical construction details, etc.
Depending on your municipality, other information or documents might be requested to support the permit application (permit application form, structural engineering plans, title search, survey plan, site servicing plan, professional energy modeling, etc) We are here to help guide you through the process.
In most cases, you will need more than our stock plans to receive your building permit, however, purchasing our stock plan will save you between 2-4 months of design phase on average and considerable drafting fees. Even with some change requests or adjustments to suit lot sizes, the process is considerably fast tracked working from an existing model.
Optional services :
Request siting design services to draft a lot specific site plan. This includes a project data table confirming permit application meets zoning and bylaw requirements for the lot. (this is a requirement imposed by most municipalities) In order to do so, you will require a recent survey by a professional surveyor. (Fixed price)
Request changes to the building layout as needed or to meet bylaw requirements. (Hourly)
Request structural engineering plans based on your lot climatic data or work with your own structural engineer. (Offered in British Columbia only, Fixed price)
Fill in permit application form, coordination of design professionals, etc (hourly)
